Home staging to sell your flat, with no renovation.
I get your flat ready so it looks what it’s worth: light, order, less clutter and, if needed, furniture and decor. I tell you what I do, what doesn’t need touching and what it costs.

Home staging isn’t decorating: it’s selling better
Buyers make up their minds in the first few seconds of a viewing. If they walk into a dark flat, full of clutter or with furniture that hides the space, they start looking for faults and thinking about a lower offer.
Home staging gets your flat ready for the opposite: easy to read, spacious and a place where the buyer can picture themselves living. For far less than a renovation.
It also works for the photos: a well-prepared flat makes the listing attract more people who can actually buy.

What I do, and what doesn’t need touching
I won’t ask you to renovate in order to sell. Almost always, much less is enough.
What I do
- I clear out what’s not needed and rearrange what stays
- I depersonalise: photos, collections, everyday things
- I improve the light: bulbs, curtains, mirrors
- If needed, I bring in furniture and decor
- I coordinate painting and small repairs
- I prepare every room for the photos and the video
What doesn’t need touching
- The whole kitchen, if it works
- The bathrooms, if they’re clean and tidy
- Floors and doors that are just dated
- A flat to renovate: it sells on what it can become
- A one-off flat with character: better as it is
An empty flat, a flat with life
They’re not the same flat, but you can see the difference. Empty, it’s hard to imagine living there. With light, order and a few well-placed pieces, the buyer sees themselves inside.

Room by room: from most to least important
The effort isn’t split equally. It goes where the buyer decides.
The living room
It’s the first room you show and it sets the tone of the viewing. Most of the effort goes here: light, order, fewer pieces of furniture, well placed.
The kitchen
Clean, clear and looking up to date. Small visual changes remove objections and build confidence.
The bathroom
The last room you show. Tidy, good lighting, matching towels and bath mat, and a plant. Not much more.
What it costs
With me, home staging isn’t charged separately: it’s part of the Premium Plan.
Instead of the 4% + VAT of the Strategic Plan, the Premium Plan is between 5% and 6% + VAT. It includes home staging, the small repairs and painting I coordinate before going to market, and a private launch to my investor network.
If your flat doesn’t need it, I’ll tell you and we go with the Strategic Plan. It’s all on my fees page.
Premium Plan, with home staging included.
- Everything in the Strategic Plan
- Home staging and styling
- Small repairs and painting
- Private launch before the property portals

Thank you so much, Álvaro, for everything you did. Few agents look after their clients (and the neighbourhood) like this.

Home staging questions
What is home staging?
Getting your flat ready for sale: tidying, depersonalising, improving the light and, if needed, adding furniture and decor. It’s not a renovation: it’s helping the buyer understand the flat and picture themselves living there.
How much does home staging cost?
With me it’s part of the Premium Plan: between 5% and 6% + VAT instead of 4% + VAT, and it includes home staging, the small repairs and the painting I coordinate before going to market.
Does every flat need it?
No. Sometimes tidying up and taking good photos is enough. And a flat to renovate, or a luxury one with lots of character, sells better as it is, because the buyer wants to imagine their own project. I’ll tell you if it’s worth it after seeing it.
Can I do it myself?
Yes, if you have the time and a good eye. That’s what the free guide on this page is for. A professional already knows what works in each room and saves you the trial and error.
Do I have to empty the flat?
Not always. Often we work with your own furniture: remove what’s not needed, rearrange it and add a few touches.
