Photos, video, campaigns, portals, legal advice and notary are all included in my commission: 4% + VAT, or between 5% and 6% + VAT with home staging. The buyer pays nothing.

I hold the InmoCrypto certificate. If a buyer wants to pay with crypto, or you want to buy that way, I explain how to do it before a notary and with the source of funds justified. It is an extra: almost every sale is paid in euros, but if it suits you, I can do it.

Questions about the services
Can I hire a single service?
Yes. You can ask me for just the valuation, help with the arras if you already have a buyer, or a mortgage review. And if you sell with me, it’s all included in my commission.
Who handles the legal side?
The Immobiliària Barcelona legal team, in partnership with OBN (formerly APL Abogados). They review the mandate, the arras and the deed, and I go with you to the notary and to pay the taxes.
What is the buyer’s financial check?
Before showing your flat, I check that whoever views it can pay for it: savings, financing and timing. That way you don’t lose weeks on offers that never make it to the notary.
Do you do renovations?
I coordinate small repairs and home staging. For a full renovation or an interior design project, I work with trusted specialist companies.
