Sell your flat in El Carmel.
Selling in El Carmel has its quirks: hills, views and penthouses. I’ll tell you what sells, at what price and how I show your flat so the hill works for it, not against it.

How I sell a flat with a hill and views
In El Carmel, what sells almost never shows on the floor plan. That’s why I work like this.
Price based on your street
Not on the district average. Two streets further up, the price changes, and I show you where every figure comes from.
Show what you can see
Photos and video at the time of day when the light is best. Views and terrace first.
Screen before they climb
Before every viewing I check that the buyer can buy and knows where the flat is. That way nobody climbs up just to waste their time.
Report back on every viewing
What they liked, what they didn’t and what they asked. If something isn’t working, I tell you and we change it.
What you see from El Carmel
This is what’s in front of you when you climb to the top of the neighbourhood: Horta, El Guinardó and, in the distance, Collserola and Tibidabo.
- That’s why, in El Carmel, I show the views and the light first.
- I film the flat when it looks its best, not when it suits me.
- If your terrace has views like these, they go in the first photo of the listing.
A real case: the upper penthouse on Bernat Bransi
A penthouse at the top of El Carmel, with a 74 m² terrace. This is how I’m working on it:
- I valued it with real sales in the area, not with what other penthouses were asking.
- I built it its own page, with photos, video and all the details.
- I show it in screened viewings and the owner gets a report after each one.
- I share it with the agencies in my network so they can bring buyers too.

What holds buyers back, and how I solve it
What worries them
- The hill and how to get there
- Whether the building has a lift
- Where to park
- Whether the price is inflated
What I do
- I explain access, transport and the neighbourhood before the viewing
- I say it in the listing: no surprises on arrival
- I tell them how parking works in the area
- I show them the real sales on the street
How much is your flat worth in El Carmel?

What people ask me in El Carmel
Does the hill bring down my flat’s price?
It can weigh on it, yes, but it also brings views and light. What I do is clearly show what your flat gains by being up high and screen for buyers who don’t mind the hill.
What if my building has no lift?
It sells, but the buyer and the price change. I tell you plainly from the start and factor it into the asking price, so we don’t lose weeks.
Do you sell penthouses in El Carmel?
Yes. Right now I’m selling an upper penthouse with a 74 m² terrace on Bernat Bransi street. A penthouse here sells on its terrace and the view from it, and that’s how I show it.
How much is a flat worth in El Carmel?
It depends a lot on the street, the floor and the views. I give you a range based on what has been signed on your street, in writing, within 24 hours and with no commitment.
What do I charge?
I charge 4% + VAT, or 5–6% + VAT with home staging. The buyer pays no commission. See my commission.

In a 6-minute video I explain what I do, what I charge and what happens if it doesn’t work.
