Estate agent in Horta-Guinardó: I sell flats in your neighbourhood.
It’s always been my patch. I live in Font d’en Fargues and I know the district street by street: where prices are rising, where the hills weigh on value and what buyers here are looking for.

The district average says little about your flat
Horta-Guinardó mixes low-rise houses, 1960s and 70s blocks and flats with terraces facing Collserola. Every home has its own buyer and its own price.
Average asking price in the district according to idealista (September 2026). The final sale price is usually a little lower. For your flat I give you a range based on real sales on your street.
A district to see from above
Horta-Guinardó climbs towards Collserola. Many houses and penthouses here have something that doesn’t show on a floor plan: the view and the afternoon light.
- I film every flat in its best light, and with a drone if needed.
- The views and the terrace come first in the listing.
- I tell you how much a good view really adds to the price, using real sales.

Each one sells differently. Open yours and see what buyers want, what sells and how I show it.
Why I sell in this district, not a big agency
Few flats come up here and buyers know the area. If your flat is overpriced or badly presented, it shows within two weeks.
- I price it on what has actually been signed on your street, not on the Idealista average.
- I prepare photos, video and, if needed, drone footage to show the terrace and the views.
- Before every viewing I check whether the buyer can really buy.
- After every viewing I tell you what they liked, what they didn’t and what they asked.
- You always deal with me, from valuation to notary.

What people ask me in Horta-Guinardó
Which neighbourhoods of Horta-Guinardó do I work in?
The whole district: Horta, Font d’en Fargues, El Carmel, El Guinardó and Baix Guinardó, Can Baró, La Teixonera and Montbau. I sell most in Horta, Font d’en Fargues and El Carmel.
How much is a flat worth in Horta-Guinardó?
It depends heavily on the street, the floor, the lift and the terrace. The district average is of little use: I give you a range based on what has been signed on your street, in writing and within 24 hours.
Does a house sell the same way as a flat?
No. A house with a garden or a villa has fewer buyers, but more decisive ones. It changes the asking price, the photos (often with a drone) and who I show it to first.
How long does it take to sell in the district?
With the price in line with the market, I get the arras signed in 57 days on average. Very steep streets or flats without a lift can take a bit longer, and I tell you before we start.
What do I charge?
I charge 4% + VAT, or 5–6% + VAT if I also prepare the flat with home staging. The buyer pays no commission. It’s all on my commission page.
