Selling a penthouse in Barcelona: it sells on its terrace, not its square metres.
A penthouse doesn’t compete with the flats below: it competes with other penthouses, and in your neighbourhood there may be only one or two for sale. That’s why I value it, show it and sell it as what it is: a scarce product.

A penthouse sells on what a flat doesn’t have
The terrace, the orientation and the views aren’t extras: they are the product.
A penthouse buyer compares with very few options. If the price comes from the built area and the flats in the same building, the penthouse sells for less. If it comes from what other penthouses are asking on Idealista, it sits there unsold.
I value it using real sales of other penthouses in your area and adjust for how the terrace connects with the living room, for the real light and for privacy.
In many neighbourhoods there are only one or two penthouses for sale at any one time. That’s why presentation decides whether yours goes out as premium or as just another one.
- Photos at sunset, when the terrace looks its best
- Video and drone so the views come across
- 360° tour before the viewing
Every penthouse needs a different strategy
A renovated penthouse doesn’t sell like an inherited one or one that needs renovating.
Renovated penthouse
It competes on presentation and scarcity. It goes out as a premium product from day one, or it ends up as just another one.
Inherited penthouse
I compare it only with other penthouses in the area. That way it doesn’t sell below its value by being compared with the rest of the building.
Rented penthouse
The lease, how long it has left and the yield change who the buyer is. I present it with clear numbers.
Penthouse to renovate
It sells on what it could become. I show its potential with numbers and, if needed, with a renovation quote.
Luxury penthouse
The buyer wants exclusivity, views and privacy. I work discreetly and, when it makes sense, as an off-market sale.
Duplex or top-floor penthouse
Floor plans and video so the layout is clear and nobody rules it out for not understanding it.
Homes like these: the terrace and the view from it
This is what a penthouse buyer wants to see in the first photo. That’s why I film and photograph every penthouse at the time of day it looks its best.

Penthouses I’ve sold and am selling now
No prices: that information belongs to each owner. But I do tell you how I did it.
Penthouse on Carrer de Balmes
A penthouse with history. I listed it at a high price with a reduction agreed from day one, and an international buyer bought it to renovate.
Penthouse on Castillejos
Eighth floor with three terraces, needing renovation. I sold it by showing what it could become.
Penthouse on Amílcar
Large terrace and renovated kitchen. Sunset photos and viewings only with buyers whose mortgage had been assessed.
Top-floor penthouse on Bernat Bransi
74 m² of terrace in El Carmel and no neighbours above. I’m showing it right now.

Álvaro guided me through the whole process of inheriting a flat in Horta. Everything went calmly and without any difficulties.
He guided and advised us every step of the way with the sale of the flat. He made everything really easy.

What people ask me when selling a penthouse
How is a penthouse valued in Barcelona?
With real sales of other penthouses in your area, not the flats in the same building. Then I adjust for the terrace, orientation, views, privacy and condition. Terrace square metres don’t count the same as indoor ones, and I explain how I factor them into the price.
How long does it take to sell a penthouse?
With the price in line with the market, my average to the arras is 57 days. A luxury penthouse or one needing renovation can take longer, and you know that before we start.
Is it worth renovating the penthouse before selling?
Almost never a full renovation. Sometimes a refresh or home staging on the terrace gives more than a renovation. And a penthouse needing work sells on what it could become: I show it with numbers and, if needed, with a quote.
Can a rented penthouse be sold?
Yes. The buyer and the strategy change: the lease, how long it has left and the yield weigh as much as the terrace.
What do I charge to sell your penthouse?
4% + VAT, or between 5% and 6% + VAT if I also prepare it with home staging. The buyer pays no fee. You’ll find it all in my fee.
